SERVING GOD AND HIS PEOPLE AND LOVING IT! - Dinorah Rangel

I love helping people achieve their goals, dreams and aspirations and it is not always easy. Especially when there can be so many barriers to overcome. It takes a lot of patience, time and effort to see the end result of something that looks almost impossible and turn it into the possible!

That is where my faith in God comes in "Seeing things that are not as if they were". I can see over the present condition of some buyers that lack the credit to buy a home and work with them until their credit is where it needs to be to qualify. Nothing gives me more satisfaction than to have people walk into my office that in the present condition would not qualify for a home with their credit score and then after 6, 7 or 8 months see them move into the home that they always wanted. Don't get me wrong, I do like the easy 1-2-3 sales and listings, but there is something about conquering the impossible that makes my adrenaline get the rush that motivates me.

I have 3 children and when they were growing up I had 2 banners on their wall that read "You lose the minute you quit trying" and "It takes a winner to come from behind" and I guess I live by those quotes and by faith in God to help me help others.

I have been there and back, made a lot of mistakes along the way that have molded me and strengthened me and made me who I am today. I guess all that in a jar has made me sensitive to the needs of others. From the bottom of my heart, I truly love helping other in more areas than one.

American Dream - Marlene Crawford


I want you to know how excited I am to be able to write this blog about my new Real Estate Career! The reason I wanted to sell Real Estate is to live a part of my dream. Before I began selling Real Estate, I was a supervisor in a factory. I liked my job and loved the people I worked with and who worked for me. But, my job was not in itself rewarding to me and I felt limited. I
realized I was fascinated with learning about houses for sale, open houses and, of course, all the great home improvement shows.
It finally came to me to listen to my own advice. I've always told our kids it doesn't matter what job you have as long as you love doing it (of course deep down hoping they get a college degree!). I decided I wanted to have a job I loved. How great is that, to have a job you love and help others live a part of their dream?!

Everyone has their own American Dream. One of the things most Americans dream of is to owner their own HOME. It is possible, no matter the income level, for anyone to owner their own HOME. The thing I enjoy most is the excitement and gratitude of helping people find their dream home.

Did you know that 81% of home buyers use a real estate agent to find their perfect home? Using an agent allows you to relax while searching for your home. I personally put myself in every client's position to find them their dream home. I hope that next client is you.

REALTOR® Code of Ethics - Judy Southard


Like Whitt wrote in an earlier blog, I too, am proud to carry the REALTOR® designation behind my name. I am committed to what it stands for and to the Code of Ethics to which all who carry that designation must subscribe.

The REALTOR® Code of Ethics was adopted by the National Association in 1913 in order to establish a professional standard of conduct during a time when real estate had a history of rampant land speculation, exploitation and disorder. It was an era before the adoption of state regulatory licensing systems. It was not unusual to have multiple "first" mortgages. The establishment of "the code" in such times was nothing less than revolutionary!!

It is, however, a living document. . .subject to change. . .and it must be that way in order to keep up with the times. If you would like to read through the REALTOR® Code of Ethics, respond to my blog or give me a call. I'll send you a copy.

All In A Day's Work - Bill Ladd


Well, it’s Friday. Spent the early part of my morning with my 2 young grandsons who had spent the night. What a Blast! Like most, they wake up in a new world every day, full of energy, enthusiasm and excitement. What a great way for me to be sent off to work.

Made a few stops along my way, checking on building progress and a few errands. So there, I was now at work, my first appointment soon to arrive and final preparations done (car cleanout, desk, etc.). Enthusiasm that I received from my grandsons helped me greet my first appointment. An exciting young man wanting to purchase his first home bringing his own energy and excitement. What a combination!!!

We had a fantastic first meeting, looked at a few homes, followed up on financing and charted a course. What a rush it is to be around young people and be part of their dreams and desires. As we finished, I couldn’t help but think of my youth and my first home. . . . and now another generation.

Well, the day is flying by, a quick (late) lunch and back at it. Followed up on items and calls needing attention. Set another appointment and read materials for a meeting next week only to be reminded I’m supposed to write a Blog! Help Me! What is a Blog?

Carrying the Realtor® Name - Whitt Piker

I am proud to be a Realtor® and carry that name. It is an honor for me and I want to represent it well.

You see I have an older brother! That is probably enough said but he is an older brother who wasn't too thrilled to have a younger brother. In fact he always told me I was adopted. So when I would get in trouble or my parents would be especially hard on me he would always remind me it was because I was adopted.

One day when I was about 12 and I was about to go away on a church trip my Dad came into my room and shut the door behind him (which is never a good thing) He then proceeded to ask me this question "Son what is your Last Name?" I immediately thought "Oh crap, I am adopted, and he is about to tell me right now!" and I answered "Piker" and then he said "and what is my Last name?" and I said "Piker" and then he said this: "That's right we carry the same last name and every where you go you carry that name, just like I carry and my father carried and his father before him, so if you leave this house and act like a fool or do something you shouldn't do then you are not only representing yourself but every one who carries that name and has ever carried it". Needless to say, I have never forgotten that conversation. And now when my nine year old gets ready to leave the house, or to walk on the ball field I look at him and say "what's your last name?" Enough said he knows what I am talking about.

I carry the name Realtor®, and I know who that represents, and if you carry that name realize today that you are not just representing yourself, but everyone who carries that name as well!

Mortgage Woes? Judy Southard Knows!

I love my job! Mainly, I just love helping to match people with homes. Lately, I have found a new way to help people in real estate. That is people who are having trouble making their mortgage payments and have little or no equity in their home. If this fits you and you are truly experiencing hardship, I may be able to save you from the credit ruination of foreclosure. How??? Sometimes banks will take less than they are owed as payment in full. I know the ropes! I know what they are looking for in order to make the decision to do this.

Be a Fan of Generosity - Lupe McElroy


My name is Lupe McElroy I’m a REALTOR with Moore and Co., Realtors in Russellville, AR. Currently, I am chairperson on the charity/organization committee of our local Russellville Board of Realtors. The charity we support is the Special Olympics of Arkansas. This is my passion right now! I am working to get the local community involved in trying to raise funds for this non-profit organization. We need to raise funds now so that next year the children and adults who are part of this organization are able to participate in sports activities such as basketball, sports camp, cross country, softball, and the list goes on. Think about the everyday sport activities your children are involved in and how important these activities are to them and how fortunate they are to have the ability to participate in school or community sports. The Special Olympics of Arkansas may be the only opportunity some children and other individuals may have to participate in sport activities and your involvement can help this opportunity be realized.

How can you help with this worthwhile cause? Call your local Board of Realtors office, volunteer your time, give and/or ask for donations, even participate in any Special Olympics Benefits.

I understand we are in tough times, there may not enough time in your day, or you have may have other priorities. I still ask for you to open your hearts and give what you can. I promise you will feel good about it. Look at the smiles on these faces. That brings joy to my heart. Let it bring joy to yours.

It’s Really Not That Bad - By Whitt Piker


Home sales have been down in Russellville and Pope County over the past year. Those in the housing industry are hopeful that consumers will take advantage of several factors working in their favor and that the industry will pick up in the next few months. According to the Arkansas Realtors Association, home sales for January through November 2008 were down 14.3 percent from the same period in 2007. For the month of November alone, the report said, home sales were down 57.01 percent year-over-year.

Ethan Nobles of the Arkansas Realtors Association said the National Association of Realtors has predicted existing home sales will pick up in the first quarter of this year. However, he said, "We don't do predictions, and here's why. (Recently) the federal government announced they were going to buy $500 billion of mortgage backed securities held by Fannie Mae and Freddie Mac. When they announced that, those securities became much more desirable, and investors started to buy them. When that happens, yields decrease on those securities, and that has a direct impact on mortgage rates. They go down. So we're hovering around 5 percent on a 30-year fixed rate mortgage. That is an historic low. No one really predicted that happening. We just don't know what action the government is going to take to make purchasing a home more attractive for buyers.

"There's a perception that banks are out of money, but banks are lending. A lot of those zero down loans are pretty well gone, unless you qualify for one under the U.S. Department of Agriculture or under the Veterans Administration. Chances are you're going to have to come up with a down payment. That can be through a (Housing and Urban Development) loan, which is 3.5 percent. Conventionally they're looking for about 5 percent. If you're looking in Russellville, Right now is the PRIME time to buy, you have heard the term “Buyers Market" used ad nauseum but never has that been more true than right now! Interest rates are excellent. We're in a situation where rates are the best they've been in some time, below 5 percent, It really has stirred a lot of refinancing in our market which has the ability to lower payments for folks, which is a good thing.

Although we have not seen dramatic increase in new home sales, but the area is better off than many other markets. Some homeowners have experienced depreciation in their home values below what they owe, but certainly not the 20 and 25 percent that they've seen in California and other areas.

That's one of the good things about living here. The market tends to be more stable. We don't have the big upswings, but we don't have the big losses when things turn down.

So I leave with this: If someone tells you that you look sick long enough it won’t be long until you start to believe them. Don’t believe all the reports, Russellville Arkansas is fine. So go ahead and sell your house, Go ahead and buy that dream home. There is no better time than now! It is kind of all explained in this story:


"The Man Who Sold Hot Dogs"

There was a man who lived by the side of the road and sold hot dogs.
He was hard of hearing, so he had no radio.
He had trouble with his eyes, so he read no newspaper.
But he sold good hot dogs.
He put signs up on the highway telling how good they were.
He stood on the side of the road and cried “Buy a hot dog, mister?”
And people bought.
He increased his meat and bun orders.
He bought a bigger stove to take care of his trade.

He finally got his son home from college to help him out.
But then something happened.
His son said, “Father, haven't you been listening to the radio?”
“Haven't you been reading the newspaper?”
There's a big depression.”
“The European situation is terrible.”
"The domestic situation is worse.”
Whereupon the father thought, “Well, my son has been to college: he reads
the papers and listens to the radio, he ought to know.”
So his father cut down on his meat and bun orders, took down his
advertising signs, and no longer bothered to stand out on the highway to sell his hot dogs.

And his hot dog sales fell almost overnight.
“You're right, son.” the father said to the boy.
“We are certainly in the middle of a great depression.”
